This Grade II listed property dates back to before 1580 making it one of Buxton’s oldest buildings. The original barn of this beautiful historical building has been lovingly restored and converted into Lavender Cottage, the place where you may stay. We love welcoming guests to this beautiful part of the country and will ensure you have a fabulous stay in comfortable, authentic and homely surroundings. All 3 of the comfortable and exceptionally well furnished bedrooms are ensuite. You will find your beds made up prior to arrival with freshly laundered white cotton bedding, and fluffy towels supplied for your use. Complimentary traditional afternoon cream tea is served when you arrive and fresh warm bread will be delivered for your first breakfast. A lawned garden area with BBQ and seating is available for your enjoyment.

Changeover day is flexible. Normally in peak season it is departure before 10am on the Saturday and arrival after 3pm on the Saturday. For short breaks, out of season, the arrival and departure day are flexible. But please ask, we are happy to try and help at all times.

ACCOMMODATION
Bedrooms:
The Sage Suite comprises double bed and private bathroom.
The Rosemary Suite comprises double bed and private shower room.
The Camomile Suite comprises twin/kingsize beds and shower over bath room.
Bathrooms: All of the bathrooms are fitted to the highest standards with white suites and heated towel rails.
We will supply for the duration of your stay freshly laundered fluffy towels and bath mats.
You will also find one toilet roll in each bathroom.
Kitchen: On arrival complimentary cream tea at the dining table to allow you to unwind after your journey. First breakfast foods and homemade bread on your first morning. Cooker, fridge, freezer, dishwasher, microwave, kitchen utensils, iron and board.
Living Rooms: A green leather Chesterfield sofa, two reclining easy chairs and two large arm chairs are provided for your comfort. There is Free Wi-Fi access, 32" LCD digital TV and Wii with a selection of film DVD's, books, maps, information and traditional games.
Cleaning/towels/linen/maid service:  Your beds will be made up before your arrival with freshly laundered bedding. All white cotton bedlinen, bath, hand and tea towels are included within our prices. We do offer a maid service, please enquire for prices.

They also have a selection of toys and books, travel cot with fresh linen, childrens DVD's, highchair, stair gate and fresh towels for your children.
Strictly no smoking except in the garden.  Well behaved dogs are welcome however they are not allowed on the furniture or in the bedrooms. Small amounts of washing can be done in the main house by arrangement.

Outside
There is a lawned garden area with seating and BBQ for your enjoyment. Patio area with seating at the front of the cottage. There is also plenty of off road parking.

LOCATION
Central Buxton 10 minute stroll. Bakewell, Chatsworth, Haddon Hall, Castleton, Macclesfield 20 minute drive. Alton Towers, Matlock, Sheffield, Dove Dale, Ashbourne, Chesterfield 30 minutes drive. Unique benefits of the property.
 
They are very conveniently placed for all Buxton has to offer but it still feels quiet and peaceful. The cottage has stunning character features and a really homely feel. With all the rooms being ensuite it makes it especially suitable for friends who like to have their own privacy.

The nearest airport is Manchester which is about a 30 minute drive. The nearest motorways are the M1 and the M6 both of which are about 40 minute drive. Buxton has excellent bus and train links. Chesterfiield is 30 minutes and is on the main line from London St Pancras (1 hour 55 minutes).

Golf - 18 hole golf course is only a 2 minute stroll from the cottage.

BOOKING NOTES
Due to the high popularity of this property and location, we ask for a 50% deposit at time of confirmed booking (and/or full rent if the booking is less than 8 weeks before commencement of the holiday). Bookings only accepted when accompanied by the appropriate deposit and a signed and dated booking form. Good housekeeping deposit of £100 required on arrival, to be refunded within one weeks of your departure.

ABOUT THE OWNERS
Fiona and her husband Michael have lived in this beautiful house for the last 3 years with their youngest son Jack, who is doing "A" levels at Stockport college and the dogs, the 2 girls come and go, they are both at university now Abby is doing her masters in social work and Kate is doing a fine art degree at Wimbledon. Michael has been very hands on with the conversion and the fabulous restoration of this lovely quaint cottage which he has enjoyed very much. They have both worked in hospitality for many years and love welcoming people to their stunning home and lovely cottage.  Being so old, the house has an amazing history over  the last 450 years only 3 different families have lived in the house and they hope to stay for a very long time too!

Hawthorn Farm Guest House – Buxton

Hawthorn Farm is a grade two listed house dating from before 1580, the house was converted into a guest house over 70 years ago. We have two rooms in the main house and a further six rooms in the converted cow sheds.

They have en-suite shower facilities with all our rooms and a two room suite with private shower room and additional toilet. All the rooms have flat screen digital TV, tea and coffee making facilities, alarm clocks and hairdryers.

Some of their rooms are pet friendly; only two dogs at a time and by arrangement only please (email or phone to check first).

They  are now in their third year here and enjoy it very much and  have done lots of refurbishment and they certainly hope to provide everything their guests need.
